What type of Engineer’s Report do I need?You will need either: Specific Defect Report: The engineer looks at a specific problem that first causes concern to the surveyor, or homeowner. The report focuses on getting an answer to a specific problem. Whole Building Report: For when there is concern as to whether the building is actually structurally sound. The engineer will look at all visible elements of the structure to assess whether it is structurally sound and fit for purpose.

What Areas will be inspected?We inspect all relevant visible structural elements of the building. These typically include internal and external load-bearing walls, roof structure, floors, beams, and columns. Foundations are usually concealed; therefore, if problems are suspected, recommendations will be made for intrusive investigations.

How do I know if I need planning permission?Gaining planning permission for a new build home, residential development, or extending an existing property, EAP can help to ensure that the job is done effectively, quickly, and within budget and legal constraints. We provide expert advice through an Outline Application, which ascertains whether planning permission will be given for the erection of a building on a site before having detailed drawings prepared.

The type of application required will vary depending on the requirements of the build. EAP can offer advice to clients and guide them in the right direction.

Do I need planning permission to start my project?In most cases, yes. To determine if permission will be granted for erecting a building on your proposed site, a planning application must be submitted to the Local Authority. The type of application required is dependant on your project and personal requirements.

How do I obtain Building Regulation Approval for my work?To obtain Building Regulation Approval, you need to submit an application to your local authority or an approved inspector. There are two types of applications: Full Plans Application – You provide detailed drawings, structural calculations, and specifications for approval before work begins. This method ensures compliance in advance and avoids issues during construction. Building Notice Application – Suitable for smaller, straightforward projects, this allows work to commence without prior approval of plans. However, inspections are required at key stages. Once your application is submitted, inspections will be carried out throughout the project to ensure compliance. A final certificate will be issued upon successful completion.

When can’t a building Notice Application be used?A Building Notice Application cannot be used for: Commercial buildings or premises where the Regulatory Reform (Fire Safety) Order applies. Work involving new buildings or extensions within 3 meters of a public sewer. Buildings with a complex design requiring structural calculations and detailed plans. Projects that significantly alter a building’s structure, fire safety measures, or drainage systems. In these cases, a Full Plans Application is required to ensure compliance with Building Regulations before work starts.

What if I want to make a claim?Subsidence and heave perils are generally covered by domestic building insurance policies. It is not uncommon for a policy excess to apply for a claim for these perils. EAP is authorised and regulated by the Financial Conduct Authority in the negotiation of insurance claims. For many years, we have resolutely negotiated with insurers and their agents in claims for subsidence, heave, and landslip.
